Maybe Positive News Doesn’t Make Headlines

We are bucking the tide of negativity here in Southport, NC or at least in the Three Rivers Realty office. We have new listings (land and homes) that are in superior locations, in great condition and priced to sell.  Every Three Rivers Realty agent is actively working with buyers looking in different neighborhoods, and price ranges.  We are also preparing for new buyers and sellers in the coming weeks.

Land for Sale. Dirt Cheap?

“Dirt Cheap.” I would love to know the origin of that expression. Real estate agents often use the phrase,“to sell dirt” (land).

Here’s something of interest that I think you will find amazing. My research in our MLS system reports that there are currently 15 lots for sale for $10,000 or under. These lots are located in Boiling Spring Lakes, Southport and Shallotte. 

Now we both know where you can buy land that is “dirt cheap.” It’s right here in Brunswick County, North Carolina.

Right now we are seeing lots at rock bottom prices.  As Peter Heck, our broker-in-charge recently explained to his client, “buying land is your inoculation against inflation.” 

Next month when you receive your economic stimulus check from Uncle Sam, think long term investment. Think Dirt Cheap…and call me.

Selling Your House

Despite all your best plans to have your home ready to show, unexpected events occur. Go With the Flow and Show It Anyway. My home in New Jersey sold to a couple that looked at the home as we were preparing for a party for my sister’s birthday. The house was a pre-party disaster, and we were stuffing 40 chicken breasts, etc.

Dominoes

We just received an e-mail from a local lender that the 30-year rate is now at 5.75%.

Okay.

The lenders are doing their part.  We, the Realtors, are at-the-ready to do our part.

So what's causing the log jam in the real estate market?

Domino_2 I figure that it's one guy somewhere who has his house priced too high.  When he finally brings his price back to the world of real, then he'll jumpstart the momentum we need.  Here's how it will play out:  the family that wanted his house can now afford to buy it.  That family can now sell their home to another family that can now afford to buy it because they were able to sell their house.  And so on, and so on, and so on.

We just need to find that guy who's holding up the housing market, and then -- just like dominoes -- everything will fall into place.  Quickly.

More Than Shelter

Habitat1 Today, Peter and I prepared and delivered lunch to a Habitat for Humanity crew building two homes in Sunset Harbor.  We found eighteen people of varying ages and skill levels laboring to produce these homes for two families.


Habitat2Volunteerism is part of what helps make a town a community. It not only connects us to each other; it also provides a sense of belonging and responsibility to the place we call home.


Habitat3 When newcomers and natives join forces to help make Brunswick County a better place to live, everyone wins.

Successful Relocation Strategy.

Votingbooth I do believe that there’s a formula for making a house a home and for making a town yours.  Once settled in their new home/town/state, residents who have moved from the familiarity of communities where they’ve raised families, shopped in local markets, and knew where to go for the best of everything suddenly find themselves in a whole new world, surrounded by multiple choices and very few answers.

If you look around, you’ll see that successful coastal transplants immerse themselves in a community by volunteering and becoming active and informed citizens.  No better example of that than the turnout today in our local election.

Today, I voted in an “off-year” election. There was no room in the parking lot left for me to park and a line with 16 voters in front of me. A perfect example of how we make a place our own.

Stepford Homes Need Not Apply

Stepford

Remember the movie Stepford Wives? All of the women in the film were cookie cutter versions of an idealized wife.  This past week, I had a most interesting conversation with a homeowner who wondered if sellers should de-personalize their homes to take out the personality. Creating a blank canvas for prospective buyers to picture their families and possessions in the space. . . Stepford Homes.

Last week I was working with buyers who dismissed one home that just was too boring, a home with no charm or personality.

Isn’t that a fine line that sellers walk in an attempt to attract buyers with the staging of their home? Balance. It’s always the answer.
